How Long Does a Bathroom Remodel Take in Chicago?
Published national guides put the construction itself at about 3 to 8 weeks for a bathroom remodel, and the whole process, from first design meeting to final walkthrough, at about 6 to 12 weeks. In Chicago, plan on the longer end if you need drawings, a condo board approval or special-order materials, because those steps happen before the first day of demolition. These are planning ranges, not a schedule for your job: ask each remodeler for a dated schedule in writing.
Updated October 21, 2026. Numbers come from the City of Chicago and national remodeling guides, linked below, and each is labeled as national or Chicago. This is general information, not legal advice.
The short version
- Two clocks run on one project. One is the time before work starts (design, selections, ordering, permit). The other is the time crews are in your bathroom. Most online timelines count only the second.
- Construction: about 3 to 8 weeks nationally (Modernize). Smaller baths run shorter and primary baths longer.
- Whole process: about 6 to 12 weeks nationally (Modernize), and Angi’s guide describes two to three months for a typical project.
- Chicago permit: most bathrooms in one dwelling unit use the City’s Express Permit Program, which the City reported was approving more than 60% of its early permits in under a day. Projects that need full plan review take far longer.
Timeline by phase
| Phase | Typical time (national) | What to know in Chicago |
|---|---|---|
| Planning and design | 1 to 3 weeks | Choose the layout and every fixture and finish. Moving walls or doors needs drawings from an Illinois-licensed architect or structural engineer. |
| Permit and ordering | 1 to 4 weeks | The licensed contractor applies online for the permit. Order long-lead items in this window. |
| Demolition | 1 to 3 days | Hidden damage often shows up here. |
| Plumbing and electrical rough-in | 2 to 5 days | Licensed plumbing and electrical contractors are listed on the permit, and the rough inspection comes before the walls close. |
| Framing and drywall | 2 to 4 days | Waterproofing in the shower area is applied before tile. |
| Tile and flooring | 3 to 7 days | Mortar, waterproofing and grout need cure time between steps. |
| Fixtures and cabinets | 2 to 4 days | Needs the vanity, toilet, faucets and lighting to be on site. |
| Final touches and inspection | 1 to 3 days | The permit holder requests the final inspection online. |
Modernize’s phase times add up to far less than its 3 to 8 week construction range, because waiting for inspections, cure times and deliveries sits between the steps. That waiting is what makes schedules slip.
How long by bathroom type
| Project | Typical time | Source |
|---|---|---|
| Half bath | 2 to 4 weeks | Modernize |
| Small full bathroom | 3 to 6 weeks | Modernize |
| Primary bathroom | 5 to 8+ weeks | Modernize |
| Small bathroom, average | 23 days of work; 3 to 4 weeks usual | Angi |
| Full remodel, average | 2 to 4 weeks | Fixr |
| One-day bathroom services | 1 day, but only a partial update such as a tub or shower liner and sometimes a vanity | Fixr |
The sources do not agree exactly, which is normal: they define “remodel” differently and count different start and end points. Use them to see the shape, then compare the dated schedules that each remodeler writes for your scope. The Chicago permit step
Most bathroom remodels that change plumbing or electrical need a City permit, as covered in the Chicago bathroom permit guide. How long it takes depends on the track.
- Express Permit Program: in April 2024, the City said more than 60% of the 4,600-plus permits issued through the program since November 2023 took less than one day of City approval. That is an early figure, and it measures City time, not the time you spend gathering photos, a floor plan and forms.
- Contractor sign-off: when a licensed contractor is listed, the City emails them and the permit is not issued until they click to accept the job. Make sure your remodeler is watching that email.
- Standard Plan Review: projects that do not fit the Express program go through full plan review. In a budget hearing statement, the Department of Buildings reported that plan-based permits averaged 71 days at the end of October 2024: 21 days with the City and 50 with the applicant or design professional. A City resource for grant applicants gave 80 to 90 days as the average in fall 2025. These figures cover plan-based permits of all sizes, not only bathrooms, but they show why a project that needs full review should be planned in months.
Inspections add waiting days
In Chicago the permit holder, usually the general contractor, requests inspections online. When asking for a specific date, the Department of Buildings asks for at least 4 business days of notice. A rough inspection happens before the walls close, so a crew that has to wait for it may have little to do for a few days. Ask your remodeler when they plan to request it.
Express permits that list required inspections must begin work and pass an initial inspection within 365 days of issuance, so do not pull a permit long before you are ready to start.
Material lead times
Modernize says custom or special-order tile, vanities and fixtures can add one to four weeks before construction even starts. A published schedule from one Michigan remodeling firm, Thornapple Construction, gives examples of what that can look like:
- Semi-custom vanity: 4 to 8 weeks.
- Specialty or imported tile: 2 to 6 weeks, versus 3 to 7 days for in-stock porcelain or ceramic.
- Frameless shower glass: 2 to 4 weeks after the tile is set, because it is measured after tiling.
These are one firm’s figures for its market, so treat them as examples and ask your remodeler for current lead times in Chicago. The point holds anywhere: decide on selections early, and confirm delivery dates before demolition begins so the bathroom is not left open waiting for boxes.
What commonly adds time in Chicago
- Hidden damage. Old plumbing, rot or water damage behind the walls can stop work until it is repaired. See hidden bathroom remodel costs.
- Condo approval. The City asks for a signed association approval letter with a condo permit application, and buildings often add rules on work hours, elevator reservations and insurance. See remodeling a condo bathroom in Chicago.
- Homes built before 1978. Lead-safe work practices apply when painted surfaces are disturbed. See lead-safe remodeling in pre-1978 homes.
- Changing your mind. Changes after ordering mean new orders and re-sequencing trades.
- Cure times. One firm’s guide describes a 24-hour flood test of the shower pan and 24 to 48 hours of grout cure. Do not accept a plan that skips them.
How to keep the schedule honest
- Ask for dates in writing. Illinois’ consumer pamphlet lists starting and estimated completion dates among the basic terms of a home repair contract.
- Separate the two clocks. Ask how many weeks before demolition and how many weeks of work after.
- Confirm who orders what, and when. Get delivery dates for the vanity, tile, fixtures and glass.
- Ask who requests inspections and how many days they allow for them.
- Plan a buffer for surprises behind the walls, and a second bathroom or a plan for using one.
