Chicago bathroom remodel cost at a glance
Different sources measure different things, which is why the numbers look far apart. A survey average mixes small fixes with full gut jobs; a “full remodel” figure covers new fixtures, tile and surfaces. Read the scope column before comparing.

Where the money goes
- Labor: often 40% to 60% of the total, covering demolition, plumbing, electrical, tile and finish work (Block Renovation).
- General contractor fee: commonly 10% to 20% of the project for coordinating trades, permits and inspections (Block Renovation).
- Tile and surfaces: ceramic tile can start near $1 to $5 per sq ft for material, while natural stone runs $10 to $20 or more; installation adds roughly $5 to $15 per sq ft.
- Fixtures: a standard alcove tub can cost $400 to $1,500; a custom tiled shower with a glass door often costs $3,000 to $5,000 or more.
- Moving plumbing: relocating a toilet can add $1,500 to $3,500; moving a shower or tub can add $1,000 to $5,000 or more.
What makes a Chicago bathroom cost more
National averages miss the things that make Chicago projects different. These are the ones that most often move a quote up.
Older homes and pipes
Chicago’s housing is old. In Portage Park, 51.5% of homes were built before 1940, and the median home in Logan Square dates from 1932 (CMAP Community Data Snapshots). Bungalows, greystones, two-flats and courtyard buildings often still have original plumbing. Once walls are open, remodelers often find galvanized steel supply lines, which were common until about 1950, or cast iron drains that have corroded inside. Replacing them is not optional if they are failing, and it is the most common reason a budget grows mid-project. Ask every bidder how they price what they find behind the tile.
Lead-safe work in pre-1978 homes
If your home was built before 1978, federal rules require contractors who disturb painted surfaces beyond small areas to be EPA RRP certified and to follow lead-safe practices. Demolishing a painted bathroom usually crosses that threshold, which adds containment and cleanup time. Read lead-safe remodeling in pre-1978 Chicago homes.
Condos and high-rises
Condo work adds steps that a house does not have: an association approval letter, which the City asks for with a condo permit application, plus building rules on work hours, elevator reservations, protection of common areas and proof of insurance. A leak can damage the unit below, so careful waterproofing matters more. Some remodelers quote the board approval process as several extra weeks before work starts. See remodeling a condo bathroom in Chicago.
Changing the layout
Keeping the toilet, tub and sink where they are is the single biggest way to control cost. Moving walls or doors also changes the permit path: the City’s Express Permit does not cover adding, removing or reconfiguring walls or doors, so those projects need drawings from an Illinois-licensed architect or structural engineer.
Permit costs in Chicago
Most bathroom remodels that touch plumbing or electrical need a City of Chicago permit. For non-structural interior work in a single unit, the City’s Express Permit Program applies. Under the Chicago Construction Codes (14A-12-1204.2), the stand-alone permit fee is $250 for an interior alteration up to 500 sq ft and $500 for up to 2,000 sq ft in one dwelling unit. Other fees may apply; the City’s permit fee calculator gives the current total.
A contractor who says a bathroom needs no permit when plumbing is being changed is a warning sign. Read do you need a permit to remodel a bathroom in Chicago?
Does a bathroom remodel pay off when you sell?
Partly. In the 2025 Cost vs. Value report for Chicago, a midrange bath remodel costing $24,072 was estimated to add $15,985 in resale value, recouping about 66%. An upscale remodel recouped about 34%. Remodel for your own use first; treat resale value as a bonus, not the reason.
How to get an accurate price
- Write down the scope. Note what stays, what moves, and the finishes you want. Two quotes for different scopes cannot be compared.
- Get at least three written quotes that list materials, labor, permits and an allowance for hidden conditions.
- Check the license. Chicago requires a licensed general contractor for most remodeling, and plumbing and electrical need their own licensed contractors. You can look up a GC in the City’s database. See how to verify a Chicago contractor license.
- Get a written contract. Illinois’ Home Repair and Remodeling Act requires a written contract for jobs over $1,000 and a consumer rights brochure, “Home Repair: Know Your Consumer Rights,” before you sign.
- Keep a contingency. In older Chicago homes, setting aside 10% to 20% for what is found behind the walls is a common planning habit, not a rule.
Frequently asked questions
How much does a bathroom remodel cost in Chicago?
Most full bathroom remodels in Chicago cost about $16,000 to $30,000. The 2025 Cost vs. Value report puts a midrange Chicago bath remodel at $24,072, and an upscale one at $76,524. Smaller updates that keep the layout often run $7,000 to $17,000.
Why are Chicago quotes so different from each other?
Quotes differ in scope (what is replaced or moved), finish level, how they handle permits, and how much they allow for hidden problems such as old galvanized pipes. Ask each bidder for an itemized written quote for the same scope.
How much is a small bathroom remodel in Chicago?
A powder room often costs $5,000 to $15,000, and a small full bath with new fixtures and tile commonly starts around $16,000 in Chicago, according to Block Renovation's Chicago guide.
Do I need a permit, and what does it cost?
Most bathroom remodels that change plumbing or electrical need a City of Chicago permit. For non-structural interior work in one unit, the Express Permit stand-alone fee is $250 up to 500 sq ft or $500 up to 2,000 sq ft. Other fees may apply.
Is a condo bathroom remodel more expensive?
Often a little, because of association approval, building rules on hours and elevators, insurance requirements and extra care to protect the unit below. It can also take longer to start.
How much should I set aside for surprises?
In older Chicago homes, a contingency of 10% to 20% is a common planning habit, because problems behind walls, such as corroded drains, only show up after demolition.
Does a bathroom remodel increase home value in Chicago?
The 2025 Cost vs. Value report estimates a midrange Chicago bath remodel recoups about 66% of its cost at resale, and an upscale one about 34%.
Is this a quote?
No. These are planning ranges from published sources. Only a licensed contractor who has seen your bathroom can give you a price.
