Bathroom Remodeling in Lake View, Chicago
Lake View is mostly apartments and condos: about 71% of its housing units sit in buildings with five or more units, and only about 7% are detached houses. That shapes almost every bathroom project here, from who has to approve the work to how a plumber reaches the pipes. This page sets out what the public data says about Lake View housing, which parts of the neighborhood are Chicago Landmark districts, and what to ask before you hire. It is general information, not a bid or a price.
Updated October 22, 2026. Housing figures are from CMAP’s Community Data Snapshot for Lake View (ACS 2020-2024 estimates); every source is listed at the end. We are a free referral service, not a remodeler, and we do not have projects in this neighborhood to show you.
What the housing data shows
| Measure | Lake View | City of Chicago |
|---|---|---|
| Housing units in buildings of 5 or more units | 71.1% | 43.1% |
| Units in buildings of 20 or more units | 50.2% | 27.0% |
| Two-flats (2 units) and 3- or 4-unit buildings | 5.0% and 14.5% | 13.1% and 14.4% |
| Detached single-family houses | 6.7% | 25.6% |
| Built before 1940 | 34.7% | 38.8% |
| Median year built | 1962 | 1953 |
| Owner-occupied households | 37.5% | 46.0% |
| Studios and one-bedroom units | 46.3% | 27.6% |
Three things stand out. First, the neighborhood is a mix of eras rather than one: a third of units predate 1940, another quarter date from 1940 to 1969, and about 21% were built since 1990. Second, the older stock is not mainly houses. The count of 3- and 4-unit buildings (8,984 units) is more than double the count of two-flats (3,086). Third, almost half of all units have no more than one bedroom, so many bathrooms here are small, shared walls and stacked plumbing are the norm, and an owner is often one of many in a building. The census does not separate condominiums from rental apartments, so these figures show how many people live in larger buildings, not how many own their unit.
If you own a condo in Lake View
Because most Lake View homes are in larger buildings, the first step is usually your association, not the City. The City’s Express Permit application for a condo unit needs a signed association approval letter, and many buildings also ask for insurance certificates, limits on work hours and a reserved freight elevator. In a high-rise or courtyard building, the water shut-off for your unit may be shared with others, and a leak can reach the neighbor below. Ask each remodeler how they would protect common areas and who handles the shut-off. Details are in our guide to remodeling a condo bathroom in Chicago.
Vintage walk-ups and small flats
Owners of 3- and 4-unit buildings and older walk-ups face a different set of questions. The median Lake View unit was built in 1962, but roughly 60% of units (34.7% before 1940 plus 25.8% from 1940 to 1969) were built before 1970. Homes and buildings of that age may still have original supply pipes, cast-iron drains or tile set in thick mortar, which can come up once a wall is opened. We cannot say what is behind your walls, so ask for a written allowance for hidden conditions. If the building was built before 1978, the federal lead-safe rule also applies to paid work that disturbs paint, and the contractor must be certified for it. Chicago Landmark districts in Lake View
Lake View contains several residential Chicago Landmark districts. By the City’s designation dates, these are Alta Vista Terrace (1971, the 3800 block of North Alta Vista Terrace), Hawthorne Place (1996), Newport Avenue (2005), Oakdale Avenue (2006) and Surf-Pine Grove (2007). If your building lies inside one, the Commission on Chicago Landmarks reviews the building permit. The Department of Buildings sends the application to Landmarks staff, and staff approve many projects as part of the regular permit process. The City says the Commission only reviews the area of work you propose. The City’s own guidance lists interior rehabilitation among common scopes handled at staff level, while additions or dormers visible from the street can need review by the Commission or its Permit Review Committee. A bathroom that stays inside the walls is therefore the lighter case, but exterior changes such as windows or vents are checked against the district’s standards. Ask any remodeler whether they have filed in a landmark district before, and check your address against the City’s landmark address list before you plan.
Permits and licenses
Whatever the building, a bathroom job that replaces or moves a pipe, valve or fixture needs a City permit, and Chicago requires licensed general and plumbing contractors for most of the work. See the Chicago bathroom permit guide, learn to verify a contractor’s license, or read about full bathroom remodeling. If you own a house or a two-flat instead, compare the notes for Lincoln Park next door.
How to compare remodelers
- Get your approvals first. Ask your association or property manager for its remodeling rules before anyone visits.
- Ask each remodeler for an itemized written scope and price covering the permit, the shut-off plan, protection of common areas and a hidden-conditions allowance.
- Verify every license on the City’s lookup, including the plumber.
- Check the address against the landmark list and tell each remodeler what you find.
Frequently asked questions
Do I need association approval to remodel a bathroom in a Lake View condo?
Usually yes. The City's Express Permit application for a condo unit asks for a signed association approval letter, and many buildings also set rules on insurance, work hours and elevators. Ask your association or manager for its rules before you contact remodelers.
Are there landmark districts in Lake View?
Yes. The City lists Alta Vista Terrace, Hawthorne Place, Newport Avenue, Oakdale Avenue and Surf-Pine Grove as Chicago Landmark districts in Lake View. Permits for work in a district are reviewed by Landmarks staff, and a bathroom that stays inside the walls is usually the simpler case.
How old are homes in Lake View?
CMAP's 2020-2024 estimates put the median year built at 1962. About 34.7% of units were built before 1940 and 25.8% from 1940 to 1969, so older plumbing is possible. The estimates have a margin of error.
Does a pre-1978 building need lead-safe work?
The EPA's rule covers paid work that disturbs paint in housing built before 1978, and the firm must be certified. Ask each remodeler to show their certification.
Is this service a contractor?
